Update – 11/8/24

Good evening everyone!
I hope everyone has received the email CAMCO has sent out with your account information to set up your new portal. If you have not received the email, please contact Amy Neumeyer.  Her Email and phone number are aneumyer@camcomgmt.com  or phone 717 -824 -3071 ext 505.

They hope to have everyone on board with the proper email addresses and the portals set up by the end of the month at the latest. They will not charge any late fees for the month of November or December since we have had to complete this task twice in the past few months, as a thank you for your cooperation and patience.

10/20/24 Update:

There are a few things scheduled over the upcoming few weeks that you need to be aware of.

First, our resident meeting on October 23rd at the Grille Fire Company. Feel free to attend, meet your neighbors and the board members. Have a question or concern, bring them with you and we will work to get them resolved.

Second, painting of the overflow lots and parking lot of Buck Haven apartments. We have a date….November 4th weather permitting. All vehicles must be moved into the street so we can get the parking stalls painted. You will receive at least one more notification prior to the start of this work.
Finally, most of our residents do an awesome job of being a responsible dog/pet owner and cleaning up after your animals. It has been brought to our attention by the landscapers that there are a few homes that do not clean up after their animals and has become an issue. You MUST have the area behind your home and in front of your home clear of all pet waste. You must also remove any objects in the common ground area the night prior to cutting of the grass (Sunday night). This includes, grills, bird feeders, benches, trash, etc. If they are not taken in by the homeowner, the landscapers have permission to remove them and not replace them. This is the homeowner’s responsibility. Please, take note and take care of your property.

Fall Yard Sale

A community-wide Yard Sale will be held Saturday, September 14th, 7:00am – 12:00pm.

The signs are out.

We owe Kimberly Ann and Krista Stednick a huge Thank You for updating the signs and organizing this event. Their time and materials were donated. We want to make sure both are given the appreciation they deserve.

Directional signs will be posted the night prior.

Fall Yard Sale

Since there is a group of residents that have decided to have a Yard Sale on Saturday, September 14th, it would be in the best interest of all to have it that day. We therefore are stating that this date is for the Deerfield Fall Yard Sale for the whole development. There would be a rain date of September 15th.

If no one wants to be in charge of the signs, the HOA will post them on Archer Ln and Davis Drive. Can someone make a sign for Phila Ave at Deerfield Dr?

All residents should have now received a letter from Esquire Association Management LLC.

This letter outlines instructions for your individual Resident Portal, payment options, and contact information for Esquire.

Please be aware that Esquire replaces Berkshire Greens and you should contact them going forward for any issues.

Berkshire Greens, however, still controls the cable for the neighborhood, and you must still contact and pay them for any cable TV .

7/29 – Updates     
I hope by now that you have checked your mailbox and received the welcome letter from our new management company EAM.

Please take time to read it and forward any questions you have to me. If I am unable to answer your question, I will forward it to them and get an answer.
Please continue to remit your cable bill to Berkshire Greens.  If you pay the monthly or have an automatic payment set up for the cable fees, it will continue.

Parents, we really need your help here.
We have been made aware on numerous days this summer about trash, fishing line, and lures being left behind at the pond in the Meadows. We do not want to have to install motion-detecting cameras to see who it is that is leaving this type of mess behind. (See picture attached) This is not only unsightly, sloppy, and ignorant, but you are putting the wildlife at risk that also uses our pond. This is unacceptable. If we are sent another picture/complaint about the pond, we will have to have cameras installed to catch the culprits or stop the fishing at the pond. This is the final warning I am going to post about this. Parents, talk to your children and explain why this should not continue.

I spoke with Tim Umstead, our Treasurer, last evening in regards to the transfer from Berkshire Greems to EAM. Tim has been handling all of the correspondence and making all the phone calls to get this process finalized for us. I want to personally thank you, Tim, for all your time, phone calls, and aggravation you have had to deal with during this process. I can now tell you that the welcome letter will be going out, approximately, on Wednesday, July 24th. We have decided that we will be waiving late fees for the month of August 2024. We will give you the entire month to get your personal portal set up with EAM. We hope this will help lessen the stress for you to complete this process. September 1st we expect you all to be set up and payments made as usual.

I would like to update you on the mailing from Esquire Associates Management LLC.  There have been some “bumps” with the information being transferred between our current management company and the new one. This has created delays in the mailing of the welcome letter and all the info necessary to set up your personal portal. I am waiting to hear back from our contact with a definitive date for this to occur. I will update you ASAP!

July 1, 2024    Homeowner Dues Processing

We have been informed by Berkshire Greens that the company they use to process monthly dues is experiencing system issues. Your payment will be processed when all the issues have been resolved.

Updates – 6/25/24
I have some updates on some projects and on some rules that need to be addressed. As those if you on Ravine Drive have noticed, I hope, the speed bumps have been repainted the proper color.

The only project to yet be completed is the parking stalls. I will post a schedule for that as soon as the contractor schedules it with us.

To those of you who have commercial vehicles that you bring home from work: You must park the commercial vehicles in your driveway. As stated in the HOA Rules and Regulations… “no commercial vehicles will be parked in the overflow lots within the development.” We will start issuing fines starting July 1, 2024, for noncompliance with this rule.

Also, homeowners, please take an inspection of the exterior of your homes. If it is in need of pressure washing, yard maintenance, trash removal, etc., please do so by July 1, 2024, or at least have the work scheduled by that date.

I would like to apologize to the residents on Revine Dr. I see the contractor was here yesterday and painted the speed bumps the wrong color. I specifically stated “white” as the color to be used. I contacted the Superintendent and informed him of the issues. I demanded the contractor return and paint them the correct color. They will be here this weekend to fix this issue.

Separate note to all, Please stay cool and limit your outdoor activities during this heatwave. Check on your neighbors and the seniors to make sure they are ok. Please, Please, Please keep our 4 legged friends indoors and supply them with a fresh supply of water during/after being outside.

Special Announcement for those of you that live on Ravine Drive!!!
I was just contacted by our Superintendent in regards to the installation of the speed bumps… MONDAY, JUNE 17th.

Fortunately, the speed bumps will be able to be driven over almost immediately after they are installed. There may be a time when the road is blocked when they are milling the existing macadame, but this will only be for a short period of time.
For those of you who use the basketball court, they paving contractor will be repairing the court on Monday, June 17th as well. The court will be closed temporarily for the completion of the repair as well.

Good day everyone! 6/14/24

I have been asked by a number of residents when the trimming of the trees and bushes will begin. I spoke to Chris from Trout Run in regards to a start date and it will be Monday, June 17th. They will be beginning on Whitepine Gulch. I was also informed that they have cleared the steps to/from the trail on N. Kantner Lane as requested.

The transition of information has begun between Berkshire Greens and EAM Management companies. We are continuing to work with Bekshire Greens until July 31st. I will continue to provide you updates as i receive them from our new management team as well as Berkshire Greens.

I would like to extend the sincerest of thank yous to you, our residents. Over the past few weeks, your cooperation with the paving, the seal coating, and the painting projects was phenomenal!! It is greatly appreciated!!

We have two more tasks to be performed and then our spring work will be completed.
Once we get a date from the contractors, I will post it. We will be having the speed bumps installed, parking stalls painted, as well as the speed bumps.
We have some speed limit signage to be installed on Ravine Dr as well.
There will be a second treatment of the pond on Monday June 10 as well.

IMPORTANT ANNOUNCEMENT   6/5/24 

All residents should be advised that the Board of Directors of Deerfield and Deerfield Meadows have terminated all management services with Berkshire Greens effective July 31, 2024.

This action was taken for two main reasons: 1) tremendous cost savings, 2) the transparency that Berkshire Greens was unwilling to provide.

You should be receiving correspondence from our new management company, Esquire Association Management (EAM). We ask that you fully cooperate on a timely basis with EAM to assure a smooth transition.

Berkshire Greens will still be responsible for collecting your HOA fees and provide all services for June and July. Be advised that Basic Cable will remain with Berkshire Greens.

EAM is highly qualified and experienced with managing HOAs. They will provide each household with an online portal to use. You will be receiving information directly from them.

This is for #1-8 Whitetail Lane and 1-7 Chaser Court:

The HOA has decided to have the contractor continue painting and completing all of our decks, exterior wood trim and front doors on all the townhomes this year.  This means we ask you to please have all furniture, grills, etc off your deck no later than Thursday morning. They will begin pressure washing the decks Thurs am and will continue the work until it is completed. If you wish to not have your front door painted, contact Nan at the Office. I would like to start off thanking all of you who attended our meeting on Wednesday evening! It was the most attended meeting I can remember since I’ve been on the board. Great to hear all your concerns, questions, and complaints. We cannot fix things if we do not know what problems exist. With our community banding together and looking out for one another, you are making this a safe, enjoyable, friendly place to live. Thank you!

Trout Run has informed us that they are planning to start the trimming of the bushes in early June this year. They also hope to have all the trimming done from the pond in the Meadows down to the trails and clear the fallen trees by Monday evening the 27th of May.

One last note, to those homeowners on Whitetail Lane, numbers 9 to 13. You should prepare to have your decks cleared Tuesday morning, May 28th. The contractors are almost finished Whitepine Gulch and are heading to your homes next. They will be pressure washing the decks and prepping them for the coating that is being applied. Your wood door frames, front columns on the porch, and garage door frames will be painted as well as your front door. For your soon to be painted it will need to be open for a few hours to dry. The painters have been great at setting up times when someone is available to complete this.

The sealcoating for Whitetail Lane and the half of Chaser Court which was not completed previously and was scheduled to be completed today, has been postponed until Tuesday the 28th of May. Please have your vehicles parked elsewhere by 8 am that day as you did today. Your cooperation has been outstanding!

Sealcoating Project 5/16/24

We are about to begin our sealcoating project. There is a picture below to this post. It shows the date the sealcoating will be completed on our streets. It is asked of you to have your vehicles moved out of your residence the night prior to the date on the picture. The sealcoating will need to sit at least 24hours before it can be driven on. Please park on the sides of the Township roads in our development and not on the center islands on Deerfield Dr. Township roads are Davis Dr., Kantner Lane, Deerfield Dr, and Archer Lane. Chaser Court will be having their driveways sealcoated. This means the vehicles you park in the driveway (or garage that are used daily) must be moved the night prior to the posted date. Chaser Court will be completed one side of the street at a time.

Announcement 5/12/24

For those residents and their children who have been fishing in the pond between Kantner Lanes, it has been brought to our attention that there has been unfortunately, trash, fishing line, and empty bait containers left behind by the fisherman/women. Please, if you bring something with you, take it home when you are finished at the pond and put the trash where it belongs. Thank you!

Also, the pond treatment is to be completed. I have not been informed of any change due to the weather.

Finally, we have our resident/HOA on the 22nd of May at 5:30 pm at the Barn at Flying Hills. Everyone is welcome to come and meet your board members and your neighbors. This is where you can become informed about your development and air any grievances.

Trash Collection 5/8/24

Since Ravine Drive will have paving work done on Wednesday 5/8/24, all those affected should place trash at the corner of Ravine & Davis to be collected.

Upcoming Painting & Paving 4/30/24

Good afternoon everyone!

The beginning of the painting and paving projects are almost upon us.
For our painting/staining project, the pressure washing will begin on Monday, May 6th. The contractor will begin work on Chaser Court. There has been one change of plans… front doors are only going to be painted if the homeowner requests it.  We had originally included all doors.

The paving project is scheduled to begin on May 7th. Please, all cars out of the over flow lots on Ravine and Elk Lane. They will be milling and spraying a tack coat that day. You should be able to enter Ravine Dr late in the day/ early evening. If there are cones blocking the street, do not enter.

Paving Update – 4/23/24

We have been informed by the paving contractor that they will begin work on Ravine Dr and Elk Ln on May 7th.

The milling work will be started on the 7th with the paving completed on the 8th. This is, of course, weather permitting. Homeowners on this is what you are responsible for;

All vehicles must be removed from the overflow parking areas prior to 7am 5/7/2024. If not, they will be towed at the owners expense. Your daily drive vehicles should be parked somewhere accessible other than at your home/garage for these two days. There are many open spots at the 55 and over apartments on Ravine Drive. Painting Update

4/11/24 – To those of you who live in the townhomes that are scheduled to have the exterior painting completed this year, the start date is May 6th. Once we learn where the contractor plans on starting the project, I will post an approximate schedule of how they will proceed through the townhomes until they are completed. Please remember to have your decks clear of furniture, carpet, and umbrellas, etc. for the work to be completed. Thank you in advance for your cooperation.

SPECIAL ATTENTION!

4/3/24 – There is a problem that has been brought to my attention that needs to be addressed immediately, speeding It’s been a problem on our roads and has gotten worse. Is it the warmer weather, the increased traffic due to holidays, or just the plain disregard for the safety of our residents, our children, and our animals? There are a few things we can do to curb this behavior, two of which have already been put into motion. Letters have been sent to newer residents informing them of the 25mph speed limit. The Township police have started increasing their presence in the development. The next option we are considering is the installation of speed bumps, permanent or removable. Another option is a speed detecting radar camera installed in problem areas. Please, before someone or someone’s pet gets hit, SLOW DOWN!! Those of us with young adult drivers,.please have a talk with them about this. Safety in our development is the highest priority. You can’t take back an accident.

Happy Spring, I think! (3/26/24)

Just want to update you on the beginning of the grass-cutting season (tentatively). Trout Run plans on their cutting season starting the first or second week of April, weather permitting. We are scheduled for cutting on Monday and Tuesday of each week. Please, keep in mind, that the common grounds should be kept clear of all foreign objects, especially on these days.

The mulching of the townhomes, apartments, and playground is to be completed this week, again, weather permitting.

Please be aware that there are many projects that will be completed this spring and summer in our development. We will try our best to keep you informed of the progress of them. There will be times, unfortunately, when you will have to walk to your homes as the paving/seal coating project is completed. We will be posting on the Facebook page as well as on this website.

A message from Joe:

I am writing this long post to inform you of the projects we have scheduled for the upcoming Spring/Summer.

Those of you who live in the Townhouses, this is a must read for you!!

We have a large painting project to be completed this year.  47 of the Townhouses will have their front doors painted and their decks pressure washed and stained.  All of White Pine Gulch, all of Chaser Court, and  #9 thru #13 on Whitetail Lane are to have this work completed.  Please take a moment to inspect the existing wood decking on your home.  Some of you will need to have repairs/replacement of them prior to the pressure washing and staining. The repair/replacement is the homeowner’s responsibility.  There are a number of decks that we have inspected that need to be replaced, especially on Chaser Court.  We are going to notify you if your deck needs replacement asap.

If you have patio furniture, hot tubs, carpeting, etc., this must be removed in order for the work to be completed. This is the homeowner’s responsibility, and we will attempt to notify you prior to and as the project is being completed.  Once your front doors are painted, they will need to be left ajar for a few hours to dry. The painters will set up times with you to have this completed. You may opt out of the painting/staining program.  In order to do so, contact Nan at the office. 

We will be staining all the decks the same color.  Our color of choice is the dark brown that can be seen in the back of White Pine Gulch facing Deerfield Drive (the decks).

We will be completing the sealcoating that was not completed last year.  This includes all of the roads that were not paved last year that the HOA is responsible for the maintenance of. Whitetail Lane, Big Oak, Buckskin, Buck Haven, Musket, Antler Hollow, and Chaser Court will all be seal coated this spring. Buckskin and Big Oak will have cracks filled prior to seal coating. Chaser Court driveways will be seal coated as well.

Please note, that there will be a period of 24 hours that all vehicle and foot traffic on Chaser Court will be prohibited.  We will notify you in advance of this as the project is scheduled for early spring.

We will be paving Ravine Drive and Elk Lane this year.  Ravine Drive will be closed for a period of time for a day or two as we complete this work.  Ravine will be blocked at Davis Drive and at the last single home by the 55 and over apartment building.

Winter Storm and Snow Removal

Trout Run is planning on beginning the snow removal around 5 am Sunday providing we have snow. Please allow them courtesy on the roads and parking areas as they work. If possible, move any cars that are not used on a normal basis, to the 55 and older apartment lot since there are many spaces available there.

Thank you for your patience as we work our way through our first significant snowfall in 22 months.
